The building area suddenly shrank by 25,000㎡! Changping Pingxi Fu residential land is "shrinking" and going on the market with an starting bid of 1.29 billion yuan

Beijing Jinshen Xu Di On March 27, the pre-application for the Pingxifang 1203-0002 plot in Changping District was initiated.

The acceptance period ends at 5:00 PM on April 27.

The starting transaction price is 1.2905 billion yuan, equivalent to a floor price of about 20,000 yuan/square meter.

The project covers an area of 3.59 hectares, with a construction area of approximately 64,600 square meters, a floor area ratio of 1.8, and a height limit of 60 meters.

In early August last year, Changping publicly announced a number of comprehensive implementation plans for residential plots, including the Pingxifang 0002 plot.

At that time, the floor area ratio for this plot was 2.5, and when it entered the eighth round of proposed land supply list last year, the planned above-ground construction area was also 89,800 square meters.

This pre-application reduces the above-ground construction area by 25,000 square meters, significantly lowering the development intensity.

Originally, with a construction area of 90,000 square meters, this would yield about 900 residential units.

After adjustments, the overall plan is for a medium-sized community of around 600 households, which relatively lessens the pressure on management.

On the other hand, with the building height remaining unchanged, the significant reduction in floor area ratio means the number of buildings will directly decrease.

The Pingxifang plot itself has a long and narrow topography from north to south, which is not conducive to releasing width resources.

Reducing the number of buildings allows for a more spacious architectural layout, leaving more open space for landscaping or public activity areas, providing residents with broader views, better lighting and ventilation, and a quieter community environment, enhancing the living experience.

This aligns well with Beijing’s guiding direction of “reducing quantity and improving quality” in land supply this year.

The plot is located in Beiqijia Town, Changping District, between the Fifth and Sixth Ring Roads, and can accommodate overflow demand from the residential areas of Haidian and Huairou.

For future talents in the Scientific City, this area will become a nearby livable supporting area, filling the gap in regional housing demand and invigorating the population vitality of the sector. At the same time, the project will also become a model for urban renewal in northern Changping, driving upgrades to surrounding planning.

It is close to the Pingxifang Station on Metro Line 8, but there is a distance to the metro station, requiring more than a half-hour walk.

Nearby are relatively new projects such as Beiqing Xiangshu Bay and Jingtou Park Yufeng, with second-hand housing listing prices above 50,000 yuan/square meter.

To the north is Chengjian Longyue Huafu, along with older communities such as Huairouguan Community and Hexie Jiayuan.

The overall residential atmosphere is good, with complete living facilities, including the initial opening of LONG Street, Xilehui, Shuicheng Plaza, Beijing Jishuitan Hospital (Huairouguan Branch), Changyue Park, Xiushui Lake Park, and the Ecological Leisure Park of the Future Scientific City.

At the end of January this year, the planning and comprehensive implementation plan for the Pingxifang urban village renovation project was announced, right next to this pre-application plot, with a total area of approximately 50.27 hectares, of which nearly 60% of the land is designated for greenery and parks and other ecological facilities.

The remaining land includes residential, commercial, office, kindergarten, and community reception areas, improving community functions, ensuring people’s livelihood, and creating a livable ecological sector.

So far this year, the supply of residential land in Beijing has mostly been in sub-centers and multiple points in the plain areas.

Among the land parcels that have been sold, there are three in Shunyi and one in Changping; one in Tongzhou; and four plots in Yizhuang and Songzhuang will be transferred in early April.

After the activation of this Pingxifang plot, there are currently no Changping projects in the land supply list.

However, the Changping real estate market is still very lively this year:

The “Three Heroes of Changnan” have recently appeared one after another, and the Longhu Lingyun Song, which opened at the end of last year, is currently in a strong sales period. In Nanshao, a villa plot has just been transferred.

Additionally, the Guoyu Yanyuan Phase II, which has had its pre-approval for almost a year, is also expected to be launched this year.
