Market Transactions | Changsha New Housing Transactions 284 Units in Second Week of March, First Land Auction in Changsha Falls in 2026

On March 15, 2026, Centaline Hunan released the real estate market data for the second week of March 2026 (3.9-3.15). New home transaction data saw a slight increase, and the market is gradually becoming more active.

Last week, the Ministry of Housing and Urban-Rural Development clarified plans to revise the “Property Management Regulations” and to rename it directly to “Housing and Urban-Rural Development Service Regulation.” Although it appears to be just a change from “management” to “service,” it actually represents a profound correction from top-level design to underlying logic. It is expected to optimize aspects such as property fee transparency, public benefit escrow management, service standard grading, and strengthened homeowner autonomy. The property industry is likely to see favorable changes.

In addition, on March 11, Changsha’s first residential land auction of 2026 concluded. The [2026] Changsha City No. 003 land parcel in Wanggongtang Community, Yuhua District, was won after 13 rounds of bidding by a consortium of multiple companies from Yongzhou. This premium transaction of a prime urban area with mature supporting facilities has, to some extent, boosted market confidence.

In the land market, there was no new land supply last week. One land transaction was completed: the [2026] Changsha City No. 003 land parcel in Wanggongtang Community, Yuhua District, was jointly acquired by three Yongzhou real estate companies for a total price of 183 million yuan, with a transaction floor price of approximately 6,216 yuan per square meter, and a premium rate of about 13%.

In the new home market, during the week (3.9-3.15), five districts in Changsha (including High-tech Zone and Changsha County entrusted areas) recorded 284 first-hand residential transactions, totaling 39,200 square meters, with an average transaction price of 12,636 yuan per square meter. On the supply side, 92 new first-hand residential units totaling 12,400 square meters were added this week.

Regarding new home supply, according to information from the Changsha Housing and Urban-Rural Development Bureau official website and Centaline Hunan statistics, during the week (3.9-3.15), two projects in the five districts added a total of 92 units, totaling 12,400 square meters, specifically: Zhaoshang Xu and Tongchen Shiguangjing. From 3.9 to 3.15, which projects in the five districts of Changsha had the most online signed transactions? According to the transaction ranking list of commercial residential properties in the five districts (including High-tech Zone and Changsha County entrusted areas) released by Centaline, the top projects included Changhe Song, Lifaxin City, Zhaoshang Xu, Changsha Runfu, Longhu Guan Cui, Greentown Yuehaitang, Jiaxin Central Palace, Changsha Ruifu, Xianglin Xishui Haoting, Jiaxin Yanghu Jinx, etc. The top-ranked project had 20 units sold, and the tenth had 9 units.

Among the top three on the list are: Changhe Song in Yuhua District’s high-speed rail section, with 20 units; Lifaxin City in Tanhui District’s zoo section, with 18 units; and Zhaoshang Xu in Yatang section, Yuhua District, with 14 units.
