China State Construction Haichen Yuanjing Traffic Soars! 12 Contracts Signed in One Week with a Total Value Exceeding 100 Million

During the first week of March (3.2-3.8), China State Construction Yipin · Haichen Yuanjing completed online transactions totaling 105 million yuan, ranking third in Beijing’s residential transaction amount and first in Haidian District.

One-week online transactions included 12 units, with a total area of 1,273㎡, and an average price of 82,700 yuan/㎡.

The project operator is Zhang Jie.

Haichen Yuanjing is located on Haidian Baoshan 0016 land parcel, which was transferred on June 5th this year. China State Construction Yipin won the bid with a total price of 2.778 billion yuan, with a residential floor price of approximately 56,800 yuan/㎡.

The development entity is Beijing Jinglu Yashong Real Estate Development Co., Ltd., established on June 23, 2025, with a registered capital of 10 million yuan.

It is 100% owned by China State Construction Yipin Investment Development Co., Ltd., with Wu Wenlong, Executive General Manager of China State Construction Yipin North Branch, serving as the legal representative, director, and manager of the project company.

The project covers about 2.4 hectares, with above-ground construction area of approximately 50,400㎡ and a plot ratio of 2.1.

It plans for 11 buildings of 7-11 floors, with a total of 414 units, ceiling height of 3 meters+.

Pre-sale permits were obtained on November 27th, and the project officially launched the next day, with the first phase comprising 10 buildings and 396 units, with an intended average sale price of 92,300 yuan/㎡.

Currently, a total of 119 units have been signed online, with a total transaction amount of 1.122 billion yuan.

The main offerings include 99/107㎡ three-bedroom units, 123/139/181㎡ four-bedroom units, and a small number of units around 70/80/90㎡ with top-tier layouts.

Overall, the efficiency rate reaches 87%-93%, allowing for an extra small room in the same area—setting a new standard for gift-included ceiling height in Shanghai new developments.

Interior-facing units feature bay windows with floating window sills, while corner units have additional bay windows matching the depth, all of which are included as bonus space.

The 99㎡ layout hides a surprise: a small bedroom on the north side with a bay window on the east.

The top-tier 181㎡ layout uses offset design, with curved corner windows in both the living room and bedrooms, forming a smooth W-shape.
