Latest data released by LeYoujia Research Center shows that the average transaction price for second-hand residential properties in Shenzhen reached 62,000 RMB per square meter in February 2026, a month-on-month increase of 7.3%. Notably, this is the third consecutive month that Shenzhen’s second-hand housing prices have continued to rise, signaling a clearer market stabilization and recovery. Regarding the significant increase in housing prices in February, LeYoujia Research Center analysts believe that structural factors are influencing the price rise. Data indicates that the proportion of transactions for improved homes priced between 8 million and 10 million RMB increased significantly, up by 3.4 percentage points compared to previous months. These properties are mainly concentrated in core districts like Nanshan and Futian, and the rising transaction share of such listings directly boosted the overall average transaction price. “Since the end of last year, we’ve seen a noticeable increase in clients looking for improved properties,” a senior agent in Futian, Shenzhen, told Southern Plus. “Most of these clients are looking to upgrade through buy-and-sell transactions, with high demands for neighborhood environment and unit quality.
